R&D/Flex

Business / Industrial Parks
  Project Size: $20 to $200 million
  Location: Western United States
  Markets: Primary, Secondary and Tertiary
  Value-Add:

Properties in need of renovation and re-positioning

One-off assets or portfolios with significant vacancy or near-term rollover of below market rents

Vacant buildings for sale to users

Properties with additional land or entitlements
  Core-Plus:

Up to 20% vacancy in most markets

Multi-tenant

Minor aesthetic and functional renovation / enhancements
  Land: Tracts of improved land for development and sale to users
